Perfect for minimalist living or a backyard retreat! This thoughtfully designed space features a metal roof, ship-lap siding, and a functional interior layout with a bed, desk, coffee station, and ample storage. Four elevations, a detailed section, and a floor plan showcase the efficient use of space. Built on a concrete slab with a gravel base, this sturdy structure is ready for your personal touch. Ideal for a guest house, office, or off-grid escape!
General Notes
All dimensions are in feet and inches unless otherwise noted. Drawing scale: 1/4” = 1’-0”. Verify all dimensions on-site before construction begins. Structure designed as a non-permanent, accessory building (e.g., tiny house, studio, or cabin) under 120 sq ft, not requiring a permit in this jurisdiction. Not intended for full-time residential use unless modified to meet local standards. Builder to ensure all work is performed safely and in accordance with best practices. Owner assumes responsibility for compliance with any future regulations or requirements.
Structural Notes
4” concrete slab to be reinforced with 6x6 W1.4xW1.4 wire mesh panel (WMP), placed on 4” compacted gravel base for stability. Ensure proper drainage around the foundation to prevent water accumulation (minimum 2% slope away from the structure). Wall framing: 4” studs at 16” O.C., using pressure-treated lumber where in contact with concrete to prevent rot. Rafters: 4” at 16” O.C., using durable wood (e.g., #2 Douglas Fir or equivalent). Metal roofing to be installed with a 2:12 pitch, secured per manufacturer’s recommendations. (07 61 00). Add underlayment (e.g., felt or synthetic membrane) beneath metal roofing for weather protection. Ship-lap siding to be installed with a 1/8” gap for expansion, sealed with exterior-grade caulk to prevent water intrusion. Exterior 3/8” plywood to be weather-resistant and properly sealed.
Interior Notes
Install at least one operable window for natural ventilation to prevent moisture buildup (recommend 5% of floor area, e.g., 6 sq ft for a 120 sq ft structure). Consider a small vent fan if the structure will be used for extended periods. If electrical is desired, use a portable solar power system or extension cord from a main power source, ensuring all wiring is protected and safe. Install LED lighting to minimize power usage (e.g., battery-powered or solar-powered lights). No permanent plumbing included. For water needs, consider a portable sink with a gravity-fed system or external water tank. For sanitation, use a portable composting toilet or external facilities. Ensure a minimum 24” clearance around the bed for ease of movement. Secure the desk, map table, and bookshelves to the wall to prevent tipping and maximize floor space. Consider foldable or multi-use furniture (e.g., a Murphy bed or fold-down desk) to optimize the small space.
Exterior Notes
Deck to be constructed with pressure-treated lumber, elevated 3’6” above grade. Add a simple step or ramp for safe access. Entry door to be 36” wide, outward-swinging, with a weatherproof threshold to prevent water entry. Windows to be single- or double-glazed, with proper sealing to prevent leaks. Slope window sills outward to allow water runoff. Place the structure on level ground to ensure stability. Orient the structure to maximize natural light (e.g., larger windows on the south side for passive solar heating).
Sustainability and Efficiency Notes
Use a small solar panel kit (e.g., 100W) to power lighting and small devices, if desired. Install battery-powered or solar-powered LED lights to reduce energy needs. Add a simple gutter system to direct rainwater away from the foundation. Consider a small rainwater collection barrel for non-potable use (e.g., cleaning or gardening). Use reclaimed or locally sourced materials where possible to reduce costs (e.g., for ship-lap siding or interior finishes). Seal all wood surfaces with a weather-resistant finish to extend lifespan. Safety Notes
Install a battery-powered smoke detector inside the structure. Keep a small fire extinguisher near the entry door for emergencies. Anchor the structure to the ground (e.g., with ground screws or stakes) to prevent tipping in high winds. Ensure all furniture and shelving are secured to walls to avoid hazards. Do not use open flames (e.g., candles or gas heaters) inside without proper ventilation to avoid carbon monoxide buildup. If using a small heater, ensure it’s electric, battery-powered, or solar-powered, and keep it away from flammable materials.
Miscellaneous Notes
Interior walls to be finished with wood paneling or a simple coat of paint for a clean look. Seal the concrete floor with a durable finish (e.g., epoxy or concrete sealer) to prevent dust and moisture issues. Maximize vertical space by extending bookshelves to the ceiling. Add under-bed storage (e.g., drawers or bins) to make use of dead space. Inspect the roof and siding annually for signs of wear, especially at joints and seams. Reapply sealant to exterior wood as needed to maintain weather resistance.
